This guide outlines the key stages of buying property in Spain and highlights important considerations to help you make informed decisions.

The Property Buying Process

Follow these steps to purchase your dream property in Spain

Property Search
1

Property Search

The first step is finding the right property. You can browse our extensive portfolio online, or let us know your requirements and budget, and we'll create a personalized selection for you.

  • Define your requirements: location, property type, budget, must-have features
  • Research areas and property types to understand what you can expect within your budget
  • View properties with our agents who will provide valuable insights about each property and the surrounding area

Our experienced agents will accompany you to property viewings, providing valuable information about each property, the local area, and amenities. We can arrange multiple viewings in a single day to make the most of your time.

Legal & Financial

Legal & Financial

Once you've found your ideal property, we'll help you navigate the legal and financial aspects of the purchase. This includes:

  • Obtaining an NIE (tax identification number) which is required for property purchase
  • Opening a Spanish bank account for transactions and future utility payments
  • Arranging a mortgage if needed (we can connect you with trusted Spanish banks)
  • Conducting due diligence on the property to ensure there are no legal issues
Purchase & Ownership
3

Purchase & Ownership

The final step involves completing the purchase and transferring ownership. We'll assist you throughout this process to ensure a smooth transaction.

  • Sign a reservation agreement and pay a reservation deposit (typically €3,000-€6,000)
  • Sign the preliminary purchase contract (contrato privado de compraventa) and pay a 10% deposit
  • Finalize any mortgage arrangements if needed
  • Sign the title deed (escritura de compraventa) before a notary and make the final payment
  • Register the property in your name at the Land Registry

After the purchase, we offer additional services to help you settle into your new property, including assistance with utilities, insurance, and property management if you plan to rent out your property or use it as a holiday home.

Important Considerations

Purchase Costs

When budgeting for your property purchase, remember to account for additional costs beyond the property price:

  • Transfer Tax (ITP) for resale properties: 10-11% of the purchase price (varies by region)
  • VAT (IVA) for new properties: 10% of the purchase price
  • Notary fees: approximately 0.5-1% of the purchase price
  • Land Registry fees: approximately 0.4% of the purchase price
  • Legal fees: typically 1-2% of the purchase price

Ongoing Expenses

As a property owner in Spain, you'll need to budget for these ongoing expenses:

  • Property Tax (IBI): varies depending on the property value and location
  • Community fees (for apartments or properties in urbanizations)
  • Utility bills: electricity, water, gas, internet
  • Non-resident income tax if you don't live in Spain year-round
  • Wealth tax for higher-value properties

Golden Visa Program

For non-EU citizens, Spain offers a Golden Visa program that provides residency permits to investors who purchase property worth €500,000 or more. This can be an attractive option for those looking to gain residency in Spain and the EU.

Our team can provide more information about this program and help you determine if it's suitable for your situation.
